Entrance is around the right side of the garage, through the fence around the back which is a private door which leads up stairs to the unit. This unit is proudly an official QuantumSuite. QUANTUM SUITES HOUSE RULES Check in: 4PM Check-out: 10AM NO UNREGISTERED GUESTS - Only specific guests noted in the booking are allowed on the premises. A violation of this house rule will result in the immediate removal of all guests (and any visitors) from the property without a refund. If there is a disturbance with more than the occupants specified in the listing, a $50 per guest fine will be charged. If security is required to be physically dispatched to break up a party, due to the guest not responding to chat or calls, a charge of $500 will be assessed. NO UNAUTHORIZED PARTIES OR EVENTS - A violation of this house rule will result in the immediate removal of all guests (and any visitors) from the property without a refund. Some units allow events with an extra event fee. Talk to your house about details. ID REQUIRED - A valid non-redacted government ID containing: Address, DOB and name matching the name on the credit card used to book the unit is required before check-in. The ID will be transmitted electronically with your choice of: secure airbnb chat, SMS, email or fax. CHANGING OF LOCKS – Guests shall not rekey or change outdoor locks/door hardware under any circumstances. USAGE OF UTILITIES – The total occupancy rate assumes and includes a reasonable usage of utilities. Your kilowatt consumption allowance is 160 KWH a day. Anything over this amount will be billed to the guests at 0.18cents per KWH. Mining of crypto currency of any type is strictly forbidden. NO ILLEGAL SUBSTANCES – Illegal substances are strictly prohibited and grounds for immediate eviction from the property. You, your guests and visitors, agree that any drug use on the property, or using the property for any unlawful purpose, or violation of any law or ordinance on or about the property will immediately terminate your occupancy and be grounds for immediate eviction from the property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay. NO SMOKING INSIDE THE UNIT – A $500 penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out. Smoking is allowed outdoors and in the outdoor patio/deck areas only. Smokers are expected to clean up their butts and use the ashtrays provided. GUEST AGREES TO PAY FOR DAMAGES – Any damage made to the property or furnishings will be billed to the guest. GARBAGE DISPOSAL – We ask to kindly dispose of food in the available trash can. Garbage disposal is for small food remnants only. If the garbage disposal is damaged or clogged by a guest, the guest will be charged for a plumber’s time to unclog or install a new garbage disposal (if needed). HONOR NOISE RULES – We want all of our guests to be respectful of neighbors and shall keep noise to a minimum while in the back or front yards. Quiet time is from 10pm to 8 am. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without a refund. RESPECT OUR TOWELS & SHEETS – Please be respectful of our bedsheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Guests are not allowed to wash laundry belonging to the home in order to hide stains. Housekeeping will wash all the laundry. Unsalvageable linens/bath towels will be charged to the guest- $20.00 for each damaged towel and $20.00 for each damaged sheet. ADDITIONAL CLEANING IS AN EXTRA CHARGE – At the sole discretion of the host, an additional cleaning fee can be charged if additional cleanup is required that goes above the standard cleaning PETS – Only well behaved dogs that are not aggressive to people or animals are allowed. Multiple dogs are allowed at the hosts’ discretion. A non-refundable pet fee is required before check-in. Additionally, cats are welcomed with an additional $250 refundable fee. We choose to do the refundable cat fee directly so the funds remain in their respective accounts for quick transfer back to your account upon release. If you prefer to use the Airbnb resolution center for this deposit that is fine, but please understand that the refund time is not instant and can take up to a week. INSPECTION PERIOD: There is a customer inspection period of 24 hours after check-in to report any issues with the unit, after that the unit is considered "accepted" by the guest where there will be no refund/partial refund/any refund for any items discovered after this point. Any attempt to reverse charges or any partial refund for your stay will result in a $1000 administration fee or double the amount reversed, whichever is larger. Should there be any issues with your stay in regards to cleanliness, we will make best efforts to resolve the issue for you provided you inform us in a timely fashion within the first 24 hours of your stay. Even afterwards, we are happy to resolve the issue at any time provided you give us the opportunity to resolve it. It is our intention that our guests enjoy their stay. We will always make best efforts to accommodate our guests. We put a great deal of time and care into preparing the unit for you and would love any criticism and feedback for any of it. OBSTRUCTION OF CAMERAS - Covering our outdoor camera is not allowed, if you or your guests are caught on camera purposely covering the view or placing any obstruction in front of it, you will be removed from the property immediately with no refund along with a $500 charge of dispatching a resource to enable the cameras function. Firearms of any kind are not allowed on the premises by you or your guests. Any evidence of such will result in an immediate removal from the premises without refund.
